Greenhouse Kit Mistakes to Fix Before It Arrives

Most greenhouse regrets get decided before the box ever arrives. Siting and ventilation cause more of them than anything you pick once the kit is standing in the yard.

Kevin Espiritu at Epic Gardening just spent six months living with a greenhouse his team spent months designing with a professional builder, and posted the honest list of what he would change. Almost nobody reading this site is doing a custom build. Most are choosing a kit off a shelf, where the shape, the vents, and the glazing are already fixed before the box ships, no design meetings included. This guide turns what six months of ownership taught him into what to check on a spec sheet, before you own the thing and cannot change it.
Siting Is the One Decision a Kit Will Not Let You Take Back
A kit greenhouse does not move once you anchor it. Every siting mistake becomes one you live with for as long as the panels last, which for quality twin wall polycarbonate can run close to two decades. Start with sun. The University of New Hampshire Extension recommends mapping your yard with a sun path chart instead of guessing, since a tree, a fence, or your own house can block hours of light exactly when you need it most, and that shadow moves with the seasons. (UNH Extension) Epic Gardening almost sited his greenhouse somewhere that would have lost about half the day to shade, caught only because a friend spoke up before the build started. A custom design gets a second set of eyes on that question. A kit gets a tape measure and an afternoon of your own attention.
Water and power are cheaper to plan for than to add later. Epic Gardening found that running electricity cost only a couple hundred dollars, since the site sat close to the existing panel; put the structure at the far end of the yard and that cost climbs fast, in trenching, not electrician time. For orientation, Ceres Greenhouse Solutions, a manufacturer, recommends running the ridge east to west so the long side faces south, maximizing light through the coldest months. (Ceres Greenhouse Solutions) In hot climates they warn against a southwest or west face, since afternoon sun there adds heat when the greenhouse already has too much.
Ventilation Is the Regret Kit Buyers See Coming Least
Ask greenhouse owners what surprised them most and ventilation wins more often than winter cold. A closed structure traps solar heat fast, even on a mild day, and most kit buyers plan for frost, not the opposite problem. Extension guidance gives a real number to check against: the American Society of Agricultural and Biological Engineers, cited by the University of Massachusetts Amherst Extension, recommends roof and side vent area that each equal 15 to 20 percent of floor area, and stay roughly equal to each other. (UMass Amherst Extension) Alabama Cooperative Extension puts natural ventilation in a similar 15 to 25 percent range, and notes that as little as a 3 mile per hour breeze can ventilate a properly vented structure. (Alabama Extension) Many budget kits ship with one small roof vent nowhere near that share. Measure the vent openings before you buy, not after.
Epic Gardening’s video covers three options in order of effort: a manual crank vent, a passive opener that reacts to heat on its own, and a powered exhaust fan on a thermostat. The passive style needs no power. As one greenhouse equipment retailer describes it, these openers “have a metal cylinder which contains a mineral wax that expands when heated. This in turn pushes a piston that opens the vent.” (Two Wests & Elliott) Espiritu says the same thing watching his own vent: “there’s some wax in there that will contract or expand based on the temperature.” For a powered fan, Epic Gardening found one counterintuitive rule: close the top vents while it runs, or fresh air short circuits the pull instead of cycling through. A passive opener alone cannot fix a kit undersized on vent area to begin with.

Glazing: Polycarbonate, Glass, or Film
A custom build leaves glazing for later. A kit locks it in at checkout, so the trade-off is worth understanding first. The University of Arkansas greenhouse program puts real numbers on the three common choices. (University of Arkansas) Single layer glass transmits 88 to 94 percent of light and lasts more than 25 years, but has no insulating air gap and loses more heat on cold nights. Twin wall polycarbonate transmits less raw light, around 83 percent, but diffuses it more evenly across the bench, and holds most of its transmission for a full decade. Polyethylene film transmits 85 to 87 percent but needs full replacement every 2 to 5 years, the trade for the lowest price.
None of the three is wrong. Glass rewards a permanent structure and a bigger check upfront. Polycarbonate is the practical middle choice, since even light and impact resistance matter more than a few extra points of raw transmission. Film mainly suits testing whether you want a greenhouse at all first.
A Kit Greenhouse That Is Not Anchored Is a Sail
Wind is the failure mode first time buyers rarely think about until a storm proves the point. A lightweight aluminum frame catches wind more than it resists, and the real danger is uplift, wind getting underneath the frame and lifting it, not just pushing it over sideways. Manufacturer documentation beats a general guide here, since anchor hardware is model specific. Palram, behind several of the kits recommended on this site, sells an anchoring kit rated to withstand winds up to 100 kilometers per hour, about 62 miles per hour, on grass, wood, or concrete alike. (Canopia by Palram) Ground stakes alone are the weakest option on soft ground. A kit with no real anchoring is not a complete kit, it is a kit plus a purchase you have not made yet.
Summer Heat Surprises More Owners Than Winter Cold
Epic Gardening’s own greenhouse shows how far a closed structure can swing in a single day. Espiritu keeps a wall mounted min and max thermometer inside his, and over one day it logged a low of 78 degrees and a high of 102.4, a spread of nearly 25 degrees, the ventilation problem from above showing up as an actual number.
Shade cloth is the other lever, and a cheap one. Alabama Cooperative Extension notes it comes in a range of common densities, including 30, 50, and 60 percent block, and that more shade is not automatically better since plants still need light. (Alabama Extension) A 50 percent cloth is a reasonable starting density for most vegetable starts and greens. Watch how plants respond and adjust from there. Buy a thermometer that tracks the daily high and low, not just the current reading; you cannot fix a heat problem you never measured.
Benching, Floor, and Water: The Part Nobody Plans
A kit greenhouse ships as an empty shell. Epic Gardening describes that blank slate feeling exactly: a gravel floor, two small benches, no lights, no shelving, until he built a custom potting bench and added shelving with simple angle brackets. That gap between what ships and what you need to grow is universal, custom built or kit.
Budget for benching and a floor surface as part of the purchase, not an afterthought. Gravel drains well and is cheapest. Pavers cost more but make a wheelbarrow and a hose easier to manage. You do not need a plumbed line on day one, just a plan for how water reaches the bench.
What to Check on a Kit Spec Sheet Before You Buy
Every spec sheet lists dimensions and a glazing type. Fewer list the things that actually predict regret. Check these first.

What This Means If You Are Buying a Kit Instead of Building
Epic Gardening’s greenhouse is really a data point about what a design process catches before the first panel goes up. Espiritu spent months going back and forth with a builder’s design team on placement, size, and features. A kit buyer skips that entirely: a box, a manual, one real chance at siting.
That is not an argument against a kit, which costs a fraction of a custom build and suits most homesteads fine. It is an argument for having that design conversation yourself, on paper, first: sun path chart, vent area against the spec sheet, anchor hardware in the box, water and power before the spot, which is what the checklist above is built for. Not always, but the ground has to be level and well drained before you anchor anything. Some kits only need ground stakes on packed soil. Others include a base kit or call for pressure treated wood or concrete footings. Check which kind yours is before you order. Adding a foundation under a greenhouse you already built is far more work than doing it first.
Why does my greenhouse get hotter than my house in summer?
Because it is built to trap solar heat, and that does not stop once the air outside feels comfortable. A closed greenhouse can climb well above the outdoor temperature within an hour on a sunny day, even mild ones. Combine enough vent area with a shade cloth in the 50 percent range for peak summer, then adjust based on how your plants respond.
